Cap Rate — Annual NOI ÷ Purchase Price. Higher means better yield. We weight deals ≥6% favorably.
DSCR — Debt Service Coverage Ratio (NOI ÷ Annual Debt Service). ≥1.25 is the healthy floor; we flag anything below 1.0.
LTV — Loan ÷ Purchase Price. Lower LTV means more equity cushion. We prefer ≤75% LTV.
Clearfield Score — Composite of cap rate, LTV, DSCR, unit count, and market preferences. 0–100.
